These are the terms that apply when you book on onlycharming.com. Please read them before paying.
1. Booking and payment
The booking is confirmed once payment has been completed. The full amount is paid when you book, by card or Google Pay. The price includes all charges shown in the summary (accommodation, cleaning and the extras you select).
2. Rates and cancellation
- Non-refundable: the cheapest rate. It cannot be changed or cancelled, and no amount is refunded.
- Refundable: Free cancellation until 23:59 (Madrid time) 2 days before arrival. After that, 50% of the booking is charged; on the day of arrival or in case of no-show, 100% of the booking is charged.
- Monthly (30 nights or more): Free cancellation until 23:59 (Madrid time) 14 days before arrival. After that, the amount paid is not refunded, also on the day of arrival or in case of no-show. Payments, card authorisation and early departure: see the monthly stay terms.
Refunds are made to the same payment method used for the booking.
3. Seasonal rental
All our apartments are let as seasonal rentals (article 3 of the Spanish Urban Leases Act, Law 29/1994), not as tourist accommodation. Every booking, whether for one night or several months, must therefore meet a justified temporary need, such as work, studies, medical treatment or accompanying a relative, a relocation or administrative procedures.
Before arrival, during online check-in, you will state the reason for your stay and sign the seasonal rental contract. On stays of 30 nights or more, payment and cancellation follow the monthly rate described in section 2.
4. Security deposit
Some apartments require a security deposit. Before arrival we tell you the amount and how it is provided, and it is returned after departure, once the apartment has been checked.
5. Arrival and stay
Before arrival you must complete online check-in with the guests’ details, as required by law. Check-in and check-out times are shown on each apartment. The maximum number of guests cannot be exceeded, and the house rules of each apartment apply (no parties, respect for rest hours and for the neighbours).
6. Best price guarantee
If you find the same apartment, for the same dates, guests and type of rate, cheaper on another public website, we match that price and take a further 5% off the nightly rate. Claim it before booking or within 24 hours of booking, and always before arrival. Private or member-only prices, packages and obvious pricing errors are excluded.
